A blink into DAS PACKHAUS
It is spring and also almost three years that DAS PACKHAUS has been crowded with people. Paradocks team has started this project with a bit over 2000m2 of space, and now we are managing 4200 m2 of office, meeting, movement, co-working, flex-desk and event spaces.
Many people are passing through, some of them are staying, some others are leaving. Being temporary has a lot of benefits, but also some disadvantages indeed. On one hand, Das Packhaus is a good point where to establish ones first office, flexibility is challenging and stimulating for young start-uppers. On the other side, at a certain point young entrepreneurs need to settle down and to find a balance.
However, what has happened in Das Packhaus in the last three years?
People are using the spaces more than in a temporary way. Movement space has been hosting many yoga classes and theatre rehearsals, various artist and designer worked there. Moreover, DAS PACKHAUS offers a multi-functional ground floor with meeting spaces, a common space, canteen, it hosts events and houses a bicycle kitchen (Flickerei) open every Tuesday afternoon. Since September 2017, the ground floor is also used as a flex-desk area and new users are arriving every week. Some of them are just waiting for a proper office space, others enjoy the lightly atmosphere on the common space.
We can say something about our users indeed. 40% of the users that are now working in the house have been here since 2014. Being in Das Packhaus is almost as being at home for them, they know all the spaces, each other and are always curious and interested in the new users. They have lived the changes; they have seen the improvements. A good percentage (27%) has been working here for 2 years and the same number of start-ups has arrived in 2016. In 2017, 4 users out of 63 have enjoyed our community, but are already well-integrated in the ecosystem.
What kind of people are working in DAS PACKHAUS?
Today, there are around 60 entrepreneurs or start-ups in the building. Hard to group them into categories, each one is working on something special and unique that can be integrated in different sectors. Naturally, there are some typical and traditional jobs: we do have photographers, architects, fashion designers. However, the majority of them are working on service-based projects: ChillBill developed a software not to get annoyed by accounting and finances, FragNebenan is helping neighbours to be more collaborative, RecordBird supports people in being up-to-date about their favourite music, Gleam Technologies believes in a less polluted world and built up a delivery bike for Billa and Mimo created an application that teaches computer science in an interactive way. How to divided them into classes? There is a theme that is common to all of them: they are making our lives easier and progressing for a better future.
Anyway we have tried to figure it out and created four generic groups, just to understand if a subject is more popular than the others. Visual art includes photographers, illustrators and film producers and it involves about 10% of the users; tech group (15%) includes programming and coding, invents new games or new online platforms, to supporting people in developing their ideas. Design stands for creative users from fields such as architecture and fashion, and it concerns 31% of users, while the majority of users (44%) are dealing with services, as translation, marketing consulting or wellness and health support.
Throughout the analyses it seems even clearer that DAS PACKHAUS is an inexorable resource. Thanks to the sector variety, we can say that any kind of business you are looking for, can be found here. The created value is not just functional, but also social and emotional. DAS PACKHAUS is more than a working space indeed: it is up to users to decide when it’s time to socialize and when it’s time to work. Paradocks team is continuously creating occasions to bland all the people who are working here: either though free expert sessions from the field of bookkeeping, office organisation or business law, or bi-weekly community lunches.
Moreover, we did a demographic analysis of our users: 160 people are working in DAS PACKHAUS and 64% of them are male. Even if the majority of the users are men, it has to be said that Paradocks team is made up 100% by women at the moment. Take it as an invitation for joining us, young female entrepreneurs: it would be great to reach equality! Speaking about average age, according to the data we have, the youngest user is 23 and the oldest is 73, average age is 36,03. Users make the environment young and vibrant, being friendly and collaborative.
